Top FAQs for Home Sellers Part Three

We are happy to present you with our final installment of Top FAQs for Home Sellers! These questions fall into the miscellaneous category and some you may not feel comfortable with asking. Starting with…

HOW MUCH COMMISSION DO YOU CHARGE?
Commission is negotiable, period. That being said, there is a saying, “You get what you pay for,” and this rings true even with real estate agents. Do you think a Realtor who offers a low commission or even a flat rate will negotiate as aggressively as someone who is being paid to perform that type of work? Probably not. At the Snyder Group we offer a variable commission structure to fit our home sellers’ needs. door with welcome mat smallEach package comes with its own amenities including HD photography, aerial stills, cinematic video set to music, and 3D video with the sophisticated Matterport Camera. Call Erin at 702.625.3114 to discuss your options. Choosing a Realtor based solely on the fact that they offer a low commission rate is a top mistake committed by home sellers.

WHAT HAPPENS IF I’M NOT HAPPY
Your goal is to sell your home at top dollar and in the least amount of time possible. Though it may be your goal, it isn’t always possible; however, it is possible to cancel your listing though you may be responsible for any costs incurred by your real estate agent and their brokerage.
At the Snyder Group, we specialize in expired listings. We evaluate the property and discuss with you why you think it didn’t sell. Honesty is the best policy and we are honest with our sellers about what is required to get their property sold.curb appeal

HOW DO I RESPOND TO LOW BALL OFFERS?
The worst thing you could do is not respond at all. It’s difficult but sellers must look at the sale of their home as a business decision rather than an emotional one. You can always counter which is a better option than allowing a potential buyer to walk away. An experienced agent will be able to write a counter offer for you that best meet your interests.

WHY ISN’T ANYONE LOOKING AT MY HOME?
There is no simple answer. The following are some things to consider:
    – Is your home priced too high?
    – Does it have great curb appeal?
    – Where is your home located? Is it in a desirable area?
    – How are the marketing efforts of your Realtor?

    Which leads us to…

HOW DO YOU PLAN ON MARKETING MY HOME?
Marketing is essential to selling any home. It is critical that your Realtor’s marketing plan include both traditional and non-traditional means. Top Realtors will have a quality website, a blog, and have a strong social media presence. Our exclusivcontent smalle marketing plan is all encompassing. SHOULD I BE PRESENT DURING SHOWINGS OF MY HOME?
The short answer is, no! It is imperative that your Realtor receive quality feedback from any showings of your home and an experienced agent will communicate this feedback to you in a timely manner. If you are present during a showing, you may not receive honest feedback from any potential buyers.
